Despite all the crises, Spain remains the favourite country for immigration, investment and holidays for many Europeans.

While in Belgium, the Netherlands and France energy costs are skyrocketing and everyone is looking for savings and solutions, an increasing migration of Belgians and Dutch to Spain is becoming a new phenomenon.

Most expats have a higher pension or income than the average Spaniard, so the more expensive energy costs for the locals are a greater burden.

Why is energy cheaper in Spain?

Because almost all natural gas comes from Africa and only a very small percentage from Russia, Spain has fewer problems with its supply, which of course helps prices. Thanks to the new gas policy, there is even talk of Spain partly supplying Europe.

Who are these people thinking about spending the winter or emigrating?

*40% of our buyers choose full emigration.

*People who are able to work from home rather than being tied to an office.

*Business people who have an online business and do not need a physical location.

*Entrepreneurs who want to start a new business

*People who just want to make a new start in Spain because of the climate and quality of life.

What are they looking for?

Pensioners are looking for a classic resale or modern practical building close to the sea with an area where they can do everything on foot or by bike.

The home-owners are very happy with a 4 bedroom house, garage and swimming pool, one of which will be their office and the airports of Murcia and Alicante are within easy reach.

Because of the Covid conditions, several world travellers have also found their way to Spain and left Asia behind.

Good investments and lower housing and living costs.

Due to a great shortage of good new houses and flats for long term rental, investors are coming to buy houses and flats to rent out annually. There is still a large group of people who cannot afford to buy a house or who only stay here during the winter.

The daily lower cost of living (and not only that, there are other financial benefits) of living permanently in Spain and being able to enjoy the beautiful weather year after year accompanied by many outdoor activities to stay young and fit. Going out on a terrace costs a lot less than in Belgium or the Netherlands, because here the catering industry has hardly experienced any price increases. In the supermarket, we can fill our shopping cart twice as much as in Belgium or the Netherlands!

As a Belgian resident in Spain, I went to look around my neighbourhood at the energy costs of my foreign neighbours. And everyone agrees that it is cheaper here than at home. I live in a newly built terraced house where there is no gas heating. Our only energy source is the electricity that does everything for us like heating or cooling with the air conditioner, our washing machines and our daily cooking.

My last bill from mid-July to mid-August was 123 €.  In this hot summer, which was hotter than normal for the whole of Europe, our two air conditioning systems are on every day. Here in Spain you don't pay in advance, you pay directly what you use. We know immediately how much we consume and our energy costs.

New homes are now built to be very energy efficient.

In recent years here in Spain, legislation has improved so much that the new houses are built very energy efficiently, so that you do not need to heat up in winter because of the large number of hours of sun a day, but also because of the good daytime temperature all year round.

After the standstill in the sale of properties in Spain during the Covid period, all estate agents are still busy and we do not expect any decrease in sales to Belgians or Dutch during these winter months. The new build companies already have their agendas full until 2025 !
