We generally recommend spending between two and four days viewing properties, as there are many different locations, property types and opportunities that deserve careful consideration.At Chic Estates, we organise every viewing itinerary personally, helping you make the most of your stay. If you choose our 4-day inspection trip, we can also collect you from the airport. Reserving your property and applying for your NIECongratulations! You've found the property you've been looking for.The next step is to reserve it. At Chic Estates, we recommend that the reservation payment is handled with the assistance of your legal adviser, ensuring the entire process is completed as securely as possible. You will then need to apply for your NIE (Foreigner Identification Number), which is compulsory when purchasing property in Spain. Your legal adviser can usually arrange this on your behalf and, if necessary, it can also be processed through a Power of Attorney. |

Property completion and key handoverThe completion date will depend on the type of property you purchase.For a resale property, completion can usually take place anywhere between approximately one week and three months, depending on the individual circumstances. If you're buying a new build or off-plan property, the handover period is generally longer, typically ranging from six to twelve months—or even longer—depending on the stage of construction. |

For this reason, our agency does not receive the purchase money directly into its own bank account. Instead, we coordinate the transaction alongside an independent Spanish lawyer, ensuring that every payment is handled correctly and that your interests remain protected from the initial reservation through to completion.Once the reservation fee has been paid, any additional funds are deposited into the lawyer’s designated client account. We can introduce you to an experienced legal professional who speaks your language, acts exclusively on your behalf and guides you through each stage of the purchase. Before authorising any payment to the seller or property developer, the lawyer conducts a thorough legal review. This includes checking the property documentation, planning permissions, certificates and any other legal requirements connected with the transaction. Purchasing a new-build property In the case of a new development, the lawyer confirms that the developer has provided the appropriate bank guarantees to secure any payments made before the property is completed. Purchasing a resale property For an existing property, the legal checks include confirming the registered owner and identifying any outstanding mortgages, debts, unpaid taxes, community charges or other liabilities attached to the home.
